Company Description

TLC Estimating LLC is a small, woman-owned, LGBT+ commercial construction estimating company. We specialize in preconstruction services including bidding, milestone estimates, value engineering, design management, and subcontracting, as well as construction-phase services such as change estimate pricing and evaluation. We are looking for an experienced Estimator to join our team as we expand into new markets. This role will be closely aligned with the Leadership Team and will be instrumental in expanding the volume of work TLC Estimating performs on an annual basis.

Role Description

This is a contract remote role for a Lead Estimator. The Lead Estimator will oversee and manage all aspects of the estimating process, including gathering all necessary requirements, reviewing and analyzing blueprints and specifications, communicating with subcontractors and vendors, and preparing detailed project cost estimates.

Job Summary

  • Organize bid documents, create drawing logs, and upload construction plans and specifications through Building Connected.
  • Identify document conflicts and determine ideal strategy for bidding.
  • Solicit potential subcontractors, prepare RFP’s and create complete subcontractor bidder’s lists.
  • Track and follow up with subcontractors to ensure all documentation is submitted on time and in a neat, organized manner.
  • Conduct site visits and attend pre-bid meetings to understand project scope.
  • Create detailed quantity take offs.
  • Qualify and level subcontractor/vendor bids.
  • Clarify bid documents and prepare RFI’s to submit to architects; Follow up with owners, A/Es, and subcontractors to relay the information as quickly as possible. 
  • Coordinate and prepare project bids and proposals for submittal to the Owner/Developer.
  • Negotiate and create subcontractor/vendor contracts and material purchase orders based on bid qualification.
  • Effectively document and manage change orders.
  • This position is primarily “work from home” as our teams have operated largely in this manner. We rely heavily on conference calls throughout the work week. This dictates that high speed internet be available at your remote (home) office location.

Qualifications

  • Education Requirement: Bachelor’s Degree in Construction Management, Engineering, or a related field.
  • Experience: Minimum 5 years of experience as an Estimator or a relevant role in the construction industry.
  • Excellent knowledge of construction methods, materials, and codes.
  • Strong analytical and problem-solving skills.
  • Ability to work independently and in a team environment.
  • Ideal candidate is fluent in the use of estimating software (Bluebeam, On-Screen Takeoff preferred).
  • Strong attention to detail and accuracy, and ability to consistently meet deadlines in a fast-paced work environment.
  • Ability to read and thoroughly understand construction plans and specifications.
  • Ability to create and maintain positive relationships with clients, subcontractors, and design professionals.
  • Excellent communication skills—both written and verbal.
